FAQ

You are required to put down the application fee, admin fee & deposit to secure the home off the market.
The application fee itself is never refundable. Typically, the admin fee & deposit are refundable if you are not approved pending, you did not falsify your application in any way or delay application. How long does it take to have my deposit/admin fee refunded if denied? It can take up to 30 days, make sure you provide us the best address so that your check does not get lost in the mail!
Typically, it is a 24-hour turn around pending, we are provided all required documentation such as proof of income, employment history & or rental history but that is not guaranteed.
Let me tell you a little about what to expect after you are approved:
24 hrs.- Reservation Agreement will be emailed & needs to be signed (this outlines everything you have secured for yourself and what will be required at move in)
Electronic Lease- Once you have completed the application process in full and all verifications have been received, you will need to return the signed Reservation Agreement. We will email you your lease documentation to sign electronically. You will have 48 hours to complete this.
Move In Orientation- Once your lease documentation has been completed, we will set up a time to review everything you have signed in detail as well as go over community policies. This is preferably done in person but can be done over Skype as well. Please set aside about 30 minutes for this.
Move In Inspection- Once your new home is ready, we will set up a Move-In Inspection where you will get to know our Service Team and they will go over how to use everything in your home. This is also a great time to review your home prior to your move in. This will insure you are 100% satisfied with your new home! Please set aside about 30 minutes for this.
MOVE IN DAY- Once all the other steps have been completed moving in is easy!! We will set up an appointment time for you to pick up your keys. Be prepared to pay your balance, provide your reenter's insurance and electricity account number.

No more than two individuals per bedroom may occupy an apartment unit, plus one infant up to the age of 24 months at the time the lease is signed. Age Requirement: Leaseholder(s) must be 18 years or older. All occupants 18 years or older will be required to complete an application (even if living with a parent or guardian). *A child under the age of 24 months at the time of rental application or lease renewal will not be included in the max # of occupants. Once a child reaches the age of 25 months, the leaseholder will be required to either transfer to another unit to adhere to the occupancy guidelines and pay appropriate fees related to the transfer or vacate the apartment with property notice requirements and any fees related to lease termination.
Each person over the age of 18 must fill out an application and is considered to be an applicant. Each applicant must complete an application in its entirety and all information provided must be true, accurate and complete, as well as verifiable. Income plus verified credit history will be entered into a credit scoring system, which determines both rental eligibility and security deposit level. Criminal history will be verified and must meet the standards outlined below in order to be eligible to rent. Each applicant's criminal status will be individually evaluated; leaseholders' income and credit will be combined.
The gross monthly income of all leaseholders will be considered jointly, and must equal three (3) times the rental amount on the apartment. All income must be verifiable.

a.) Leaseholder(s) must be currently employed and provide written evidence of regular income sufficient to three (3) times the rental amount on the apartment, for the lease term. b.) Self Employment: Must provide the previous year's personal income tax return and/or the previous three months personal bank statements as evidence of sufficient income. c.) Commission/Tip Employment: Person who holds jobs that are commission only, base salary plus commissions, tips or bonuses will be considered self-employed and must submit the same proof of income as listed above.
Up to one (1) year residency history will be reviewed and must exhibit no derogatory references. Any debt owed to an apartment community must be paid off before an applicant can be approved.

A person with a known felony conviction, or a pending felony or applicable misdemeanor charge that has not yet been resolved, will not be accepted. Person(s) must exhibit no criminal convictions involving violence, firearms, illegal drugs, theft, crime involving the theft or destruction of property, or any crime involving a minor. Person(s) who have received deferred adjudication of a felony involving these crimes will not be accepted. Person(s) convicted of a misdemeanor or have received D.A. will not be considered if the offense is sexual in nature involves a minor, crimes of violence, stalking, public lewdness and indecent exposure or involves weapons.
If older than two (2) years will not result in automatic denial of application, unless a housing debt is included. If fewer than two (2) years old, could result in denial or additional deposit. A pending bankruptcy will result in denial.
Two forms of Government issued I.D. are required at least one must provide a photo. Temporary citizenship with Passport and/or other forms, will be required to fill out a nonresident TAA form, and may have to provide additional deposit and/or fees.
Proof of Renter's Insurance is part of the property qualifying criteria to live at the community. We require rental insurance coverage for your protection. We care about our residents and their belongings. We have partnered with LeasingDesk Insurance Services and eRenterPlan to offer the required insurance coverage at competitive rates. You are also welcome to choose another provider if you prefer. Paladin disclaims any and all responsibility for damages to your personal property arising from fires and other events. However, a renter's insurance policy generally will include personal property coverage to protect your belongings as well. Items required with renter's insurance: • All adult residents living in the apartment must be named in the policy. • Resident's insurance certificate should list this information under “Interested Party” info. o Paladin Apartments – Tipton Asset Group o P.O. Box 115009 o Carrollton, TX 75011-5009 • A minimum of $100,000 of personal liability insurance must be maintained. • A copy of the declarations page of your policy must be provided to us, prior to moving in or renewing your lease, showing that the requirements are met. A cosigner/ guarantor may be required for: a.) Applicants who are first-time renters b.) Applicants who do not provide sufficient income to meet income requirements Guarantor's must have a gross monthly income of at least five (5) times the monthly rent and must meet all other qualifying criteria. The guarantor must complete and sign a lease guaranty agreement. Only a relative or employer may guarantee the lease.
A Credit Report and Criminal Background Check will be completed for all applicants and occupants eighteen (18) years of age and older. • All Credit and background information is processed through Realpage Resident Screening. • I also understand that I may be required to pay a holding deposit, or earnest money is applying online, which is nonrefundable once I am approved. If my application is not approved, I will received a refund of my holding deposit with in thirty (30) days in accordance with federal, state and local regulations, or if applying on-line, earnest money will not be charged until my application is approved. If approved, my holding deposit or earnest money will be applied to move-in charges at the time of move-in. • I also understand that within 48 hours of applying for an apartment, all applicants must 1.) Pay all applicable upfront fees, 2.)Complete an application, 3.)Provide a copy of Government issued ID's, 4.) Provide two most recent paystubs or job offer letter, 5.) The Rental Verification is filled out by your current residency and 6.) You must sign this Rental Criteria or your application may be canceled and all upfront fees will be forfeited. • I understand that if I or any co-applicant withdraws and Application or notifies us that you have changed your mind about renting the dwelling unit, we will be entitled to retain all application deposits as liquidated damages, and the parties will then have no further obligations to each other.
Application will not be considered until the Application has been fully executed and returned, and all applicable Application Deposits and fees have been paid. I have read and understand the entire resident screening policy of this community.
